Warehouse Lines of Credit

  • Mortgage warehouse lines of credit from $3M-$75M
  • Rates are typically based on 30-day LIBOR plus a spread determined by loan volumes, funding methods and operational expenses
  • All-inclusive warehouse fee for each loan funded. The fee is specific to each customer relationship and is based on funding method and loan volume.

Construction Loan Warehousing

First Tennessee Bank offers construction loan warehousing, a program designed to provide warehouse support for mortgage lenders offering owner-occupied construction-to-permanent mortgage loans. Lenders’ eligibility criteria include:

  • Must have or obtain an active warehouse line with First Tennessee
  • Must submit a copy of current or planned construction loan program, including all underwriting criteria
  • Must demonstrate a relationship with experienced construction managers and/or a contract with a construction loan management firm capable of managing the construction loan process to completion

MSR Financing

In addition to Mortgage and Construction Loan Warehousing, First Tennessee Bank also provides Mortgage Servicing Rights (MSR) Secured Lines of Credit to our warehouse lending customers. MSR Secured Lines are designed in accordance with GSE/Agency requirements to provide our mortgage banking clients the liquidity necessary to grow their servicing portfolios. Flexible line sizes are based on the size of your servicing asset, and the lines are interest-only.
